Prices vary and are subject to change. Every property is different — these are starting points to give you a ballpark, not a quote.
What you actually pay depends on size, surface condition, how bad the staining is, and access. A driveway that’s never been cleaned is a different job from one done last year. We’d rather look at it than guess — and we’d rather you knew the real number before we start than be surprised at the end.
Text your city, the job, and 3–4 photos to 903-203-3302 and we’ll give you a real figure, usually the same day.
Pressure Washing vs. Soft Washing
These get used interchangeably, and they absolutely shouldn't be. Choosing wrong is the single most common way exteriors get damaged in this trade.
Pressure washing
High-pressure water, used on hard surfaces that can take it — concrete driveways, sidewalks, brick pavers, retaining walls. Paired with a surface cleaner it produces an even, streak-free finish.
Soft washing
Low pressure — roughly garden-hose force — combined with a cleaning solution that kills algae and mildew at the root. Used on siding, stucco, painted wood, decks, fences and roofs. It cleans more thoroughly than pressure alone and the results last far longer, because the organism is dead rather than just knocked loose.
Where it goes wrong: high pressure on siding forces water behind panels and cracks caulk. On wood it tears the soft grain out and leaves a permanent furry surface. On mortar it erodes the joints. None of that is repairable with more washing.
We use whichever the surface actually calls for. If someone quotes you a "pressure wash" for your siding, ask them which method they're using and why.
